Evansville Lofts is seeking an experienced, driven, and highly organized Community Director to oversee a unique portfolio of six historic loft communities located throughout the heart of Downtown Evansville. This is an exceptional opportunity for a seasoned property management professional who thrives in an independent environment, enjoys taking ownership of operations, and excels at building strong resident relationships.

As the onsite leader, you will oversee the daily operations of 123 loft-style apartment homes across the following distinctive communities:

  • Cambridge Arms
  • Nabisco Building
  • Owen Block
  • Maybelle-Montrose
  • The Audubon
  • Washington Court

This position is ideal for a self-starter who can confidently manage leasing, resident relations, financial performance, vendor coordination, and property operations with minimal supervision. You’ll work closely with an onsite maintenance professional while serving as the primary operational leader for the portfolio.

What You’ll Do

Leadership & Community Operations

  • Serve as the primary onsite representative and operational leader for the portfolio
  • Oversee daily operations across six historic multifamily communities
  • Conduct regular property inspections to ensure exceptional curb appeal, safety, and asset preservation
  • Coordinate maintenance requests, preventative maintenance programs, and vendor services
  • Ensure compliance with company policies, local regulations, Fair Housing requirements, and safety standards
  • Build strong relationships with residents, vendors, and community partners

Leasing & Resident Experience

  • Manage the full leasing cycle, including tours, applications, approvals, move-ins, renewals, and move-outs
  • Deliver outstanding customer service and resident retention initiatives
  • Resolve resident concerns and escalated issues professionally and promptly
  • Enforce lease terms and community policies consistently and fairly
  • Maintain high occupancy levels through proactive leasing and retention efforts

Financial Management

  • Utilize Yardi daily for property operations, resident accounting, reporting, and lease administration
  • Monitor rent collections and delinquency performance
  • Process invoices, code expenses accurately, and submit for approval
  • Assist with budgeting, forecasting, and variance management
  • Maintain accurate records and provide timely operational reports

Marketing & Outreach

  • Manage online listings, pricing updates, and advertising efforts
  • Utilize social media, local outreach, and referral programs to generate traffic
  • Monitor market trends and competitive properties
  • Support resident engagement initiatives that strengthen community culture and retention

What We’re Looking For

Required Qualifications

  • Minimum 3 years of multifamily property management experience
  • Previous experience as a Community Director, Property Manager, or Community Manager
  • Strong working knowledge of Yardi
  • Experience managing rent collections, delinquencies, lease administration, and financial reporting
  • Ability to work independently and effectively prioritize competing responsibilities
  • Exceptional organizational, communication, and problem-solving skills
  • Experience with accountability and ownership reporting

Preferred Qualifications

  • Experience managing multiple buildings or scattered-site portfolios
  • Knowledge of historic property operations and preservation considerations
  • Budgeting and financial analysis experience
  • Proven success in occupancy growth and resident retention

  • This role operates as a single-person onsite office with one maintenance technician. Describe your experience managing a property independently and how you prioritize daily responsibilities without direct supervision.
  • Describe your hands-on experience using Yardi on a daily basis. Which functions have you personally handled (leasing, resident ledgers, rent posting, collections, reporting, invoice entry, GL coding, etc.)?
  • Explain your approach to managing rent collections and delinquency on a monthly basis. What steps do you take from day one through escalation, and how do you document this in the system?
  • How do you coordinate work orders, preventative maintenance, and vendor services when working with a limited onsite team? Provide an example of how you ensured issues were resolved timely and correctly.
  • This community consists of six separate historic buildings with unique layouts. How do you stay organized, track tasks, and ensure nothing falls through the cracks in a multi-building environment?
