Job Summary
We are seeking a dynamic and detail-oriented Preconstruction Manager specializing in custom home projects to join our team remotely. Responsibilities
- Lead the preconstruction process for custom home projects, including budgeting, scheduling, and scope development.
- Prepare detailed construction estimates utilizing tools such as HeavyBid and Bluebeam, ensuring accuracy in pricing and cost control.
- Collaborate with architects, designers, clients, and subcontractors to develop comprehensive project plans and specifications.
- Negotiate contracts and pricing with vendors, suppliers, and subcontractors to secure optimal terms and value.
- Conduct thorough construction estimating that considers site conditions, material costs, labor rates, and project timelines.
- Utilize construction management software to track project progress, manage budgets, and update stakeholders regularly.
- Oversee contract review processes to ensure compliance with legal standards and project requirements.
- Apply construction site experience to anticipate potential challenges and develop proactive solutions during the preconstruction phase.
Qualifications
- Proven experience in construction estimating, project management, or preconstruction roles within the residential or custom home sector.
- Strong knowledge of construction management practices, contracts, cost control strategies, and pricing methodologies.
- Proficiency with Bluebeam for document review and markup; HeavyBid or similar estimating software is highly preferred.
- Demonstrated ability to negotiate effectively with vendors, subcontractors, and clients to achieve favorable outcomes.
- Familiarity with construction site operations and safety considerations relevant to residential projects.
- Excellent organizational skills with a keen eye for detail to manage multiple projects simultaneously.
- Effective communication skills to collaborate across teams remotely and build strong professional relationships.
