Project Manager – Building Automation and Controls
Reports to: VP of Construction
Works closely with: APMs, Engineers, Field Operations
Coordinates with: Vendors and Subcontractors
Salary Range: $115,000 – $140,000, commensurate with experience

Role Summary
The Project Manager is a key contributor within the Project Management team, responsible for the successful planning, execution, and delivery of assigned building automation and controls projects. This role manages individual projects or a small portfolio of concurrent projects, ensuring they are delivered safely, on schedule, within scope, and aligned with TEC’s financial and operational objectives.
The Project Manager works closely with Project Executives, engineering, field operations, subcontractors, and clients to coordinate day‑to‑day project activities, resolve challenges, and maintain strong client relationships. This role plays an essential part in ensuring project performance, financial accountability, and adherence to quality and safety standards within TEC’s New York City construction portfolio.

Project Execution & Delivery
- Manage assigned building automation and controls projects typically ranging up to $5M$10M, ensuring alignment with scope, schedule, quality standards, and budget.
- Develop and maintain detailed project plans, schedules, and execution strategies with guidance from senior project leadership.
- Coordinate system design, installation, commissioning, and integration efforts to ensure technical integrity and compliance with company standards and industry regulations.
- Track milestones, deliverables, and progress; proactively identify and escalate risks or issues that may impact project success.
- Support resolution of technical and operational challenges in collaboration with engineering and field teams.
Financial Management
- Develop and manage project budgets, forecasts, and cost controls for assigned projects.
- Monitor project expenditures and job costs, identifying potential overruns and corrective actions.
- Manage change orders by assisting in identification, pricing, documentation, and client approval processes.
- Support accurate and timely billing, revenue recognition, and cash flow activities.
Communication & Stakeholder Management
- Serve as a day‑to‑day point of contact for clients, ensuring consistent communication and expectation management.
- Conduct regular project meetings with internal teams and subcontractors to maintain alignment and accountability.
- Prepare progress reports, status updates, and documentation for internal leadership and clients as required.
Risk, Safety & Compliance
- Enforce company and projectspecific safety protocols across all job sites.
- Assist with risk identification and mitigation planning to minimize delays, cost impacts, or quality issues.
- Ensure work performed complies with applicable codes, regulations, and contract requirements.
Team Collaboration & Development
- Collaborate with Senior Project Managers and Project Executives to align project objectives and resource needs.
- Support and guide Assistant Project Managers and junior staff through task delegation and onthejob development.
- Contribute to a collaborative, accountable, and solutionsoriented project culture.
Subcontractor & Vendor Coordination
- Coordinate subcontractor scopes, schedules, and deliverables in alignment with project requirements.
- Monitor subcontractor performance, progress, and quality of work.
- Assist in resolving scope disputes, field coordination issues, and schedule impacts.
Knowledge, Skills, and Abilities
Education
- Associate degree in construction, engineering, architecture, or a related field required, or equivalent experience.
- Bachelor’s degree preferred.
Certifications
- PMP certification preferred; willingness to obtain encouraged.
- Additional certifications such as CEM, LEED AP, or EIT are a plus.
Experience
- 58 years of project management experience within construction or building automation systems.
- Experience managing BAS, DDC controls, HVAC controls, or related technical construction projects preferred.
Technical Skills
- Proficient with Microsoft Office products.
- Working knowledge of building automation systems, DDC controls, and communication protocols.
- Experience using construction management software (e.g., Procore) for scheduling, forecasting, and documentation.
- Ability to read and interpret mechanical plans, control diagrams, and engineering submittals.
Leadership & Communication
- Strong organizational and timemanagement skills.
- Effective written and verbal communication with technical and nontechnical stakeholders.
- Ability to manage multiple priorities and collaborate across crossfunctional teams.

Safety Training
- NYC Site Safety Training (SST) 62 Hours required or ability to obtain.
OSHA 30
Travel Requirements
- Ability to travel to job sites within the New York City area during standard working hours.
- No overnight travel required.
Working Environment & Physical Requirements
- Combination of office and active construction job sites; PPE required.
- Light physical activity includes lifting up to 25 pounds, standing, walking, climbing, and close visual work.
- Ability to communicate clearly in person and via phone or digital platforms.
