Job Overview
We are seeking a dynamic and experienced Residential Site Superintendent to lead and oversee all aspects of residential construction projects from start to finish. This role is vital in ensuring projects are completed safely, on time, within budget, and to the highest quality standards. The ideal candidate will possess strong management skills, construction expertise, and a proactive approach to problem-solving. As a key leader on-site, you will coordinate teams, manage subcontractors, and ensure compliance with safety regulations and project specifications. Your energetic leadership will drive project success and client satisfaction.
Duties
- Oversee daily construction activities on residential sites, ensuring work progresses according to schedule and safety standards are maintained
- Coordinate and supervise subcontractors, suppliers, and labor crews to optimize productivity and quality
- Develop and maintain detailed project schedules using construction management software such as Primavera P6 or ProCore
- Monitor project budgets, track costs, and implement cost-control measures to stay within financial targets
- Read blueprints, schematics, and construction plans to verify accuracy and adherence to design specifications
- Conduct regular site inspections for quality control, safety compliance (OSHA standards), and progress assessments
- Manage project documentation including contracts, change orders, RFIs (Requests for Information), and daily reports using Bluebeam or similar tools
- Collaborate with project managers, engineers, and clients to resolve issues promptly and keep projects on track
Requirements
- Proven experience in construction management with a focus on residential development projects
- Supervising experience leading construction crews and managing subcontractors effectively
- Strong knowledge of construction site safety regulations (OSHA) and best practices
- Proficiency in construction management software such as ProCore, Bluebeam, Primavera P6, HeavyBid or equivalent tools
- Skilled in project scheduling, budgeting, and construction estimating techniques
- Ability to read blueprints, schematics, and technical drawings accurately
- Familiarity with contracts management and negotiation processes
- Experience with pipeline management for ongoing projects and resource planning
- Knowledge of using tools like ohmmeters for electrical inspections is a plus
- Excellent management skills with the ability to motivate teams and supervise multiple tasks simultaneously
